12 reasons I prefer small houses to tiny houses (on wheels)

Tiny house or small house? 

 

Looking back over a decade investing in land, designing small and tiny houses (on wheels) for people across the US and Canada, even building, living in and selling both types of houses, I'm completely convinced a small house is the way to go for almost everybody. Here's why...

  1. They're bigger without being big.
  2. They can be energy efficient without being tiny. 
  3. They're not much harder to build than tiny houses.
  4. They can handle extreme weather better.
  5. They can be properly insured.
  6. They have longer potential lifespans, meaning they should last generations.
  7. They're not much more expensive to build than tiny houses.
  8. They have better resale value than tiny houses.
  9. They appreciate in value while tiny houses, like cars and RVs, actually depreciate
  10. They're more utilitarian with broader appeal.
  11. They encourage fidelity to places as opposed to just passing thru them.
  12. They can even have room for a piano or [insert your hobby here].

Small houses really are a better choice in almost every aspect. I say almost because tiny houses have their places too. But I'll leave that for another time.

Housebuilding Vacation in Vermont!

Last month we visited our good friends, Weston & Amy Noyes, who are raising a roof in the popular ski town of Stowe, Vermont. Weston & Amy are a two person dynamic husband and wife team, professionally known as Inspired Design-Build, in the middle of their first solo investment house building project. It's a tall order and their methodically pulling it all together.

In order to even start this work they had to navigate their way to permitting through a stringent historical preservation committee established to retain the architectural legacy and character of Stowe. Despite the challenges it presents to homeowners and builders the oversight is successfully maintaining and encouraging a cohesive historical town: Stowe is a beautiful place.

Work began with the challenge of an old, unusable New England house onsite. Though the house was derelict and required their own DIY demolition many of the original beams were saved and used to build the interior of the new house, saving wood, money, and adding character to the new house.

The house is definitely larger than ones we use in the Small House Catalog but it's in keeping with residential architecture in New England, which tends to be larger than out West. This house properly fits into its environment and I always encourage our own followers to build what makes sense, to build it as well as they can, and to use the highest quality materials and labor they can afford. I also work hard to live up to and practice that statement. In stowe our friends are certainly doing that as well. The Noyes-Stowe house features Marvin Integrity windows, insulated doors, a super-insulated roof & wall assembly with 4-in of exterior rigid foam insulation and Zip Sheathing & Tape System™ as well as other interesting products and design features, such as the Witch Window - unique to Vermont - shown in the opening photo!

We had the pleasure of helping close-in the house with windows and doors during our stay. But we did more than work! We also relaxed with cats and friends, ate home brewed maple syrup, visited an apple orchard, played a first (ever) game of golf under sunny blue skies, had tea and good food in Burlington, ate delicious wood-fired pizza and vegetables at Good Heart Farmstead with new friends, walked several wonderful local food co-ops and small towns - and even sampled the world famous Heady Topper.

Vermont is one of those magical places that has you question your own place, which we also love. It's certainly hard to leave friends behind and we're already excited about our next visit - with or without toolbelts!

What are we up to? Shed work!

This week we're finishing our 4' x 12' storage shed for the Ithaca Modern house. Here Jamie is applying a non-toxic iron-oxide treatment to the western red cedar siding which will patina the wood to a velvety grey to match the house. Site-built sliding box rail doors give us plenty of opening to store tools, bicycles, and more. It's not ideal but believe it or not it's fairly spacious and will suit on long-term needs at this location.

Ithaca Modern update!

Oh yes, we're still working on the Ithaca Modern house in Point Roberts! Much of the work is tying up loose ends: adding trim work, casings, finishing off siding outside. This week we knocked off most of our list with the window and door casings, made from simple pine cut down into low-profiles. The casing work will eventually be whitewashed to bring it all together yet still leave some visible grain in keeping with the cottage's rustic-modern approach.

Eco Wood Treatment

Today Jamie sprayed on an iron-oxide recipe made by Eco Wood Treatment from British Columbia. We bought ours from Sunbury Cedar in Vancouver, BC. The non-toxic water based treatment is applied and immediately patinas the western red cedar, which will continue to silver throughout the upcoming wet season. It already brings together the siding!

This month I had the pleasure of modifying Plan No. 3: Ash Cottage into a similar *new* design, Plan No. 50: Elm Cottage, for a client in California. Although it's still a tiny house the layout was modified to create a kitchen and living area with a separate bedroom & bathroom at the rear. All while maintaining its character under 500 square feet.

Andrey Batluskey's Sago Project!

Andrey Batluskey is building a Sago as a getaway cottage in a quiet, beautifully treed area outside Moscow, Russia. I've been surprised just how much the area looks like the part of Washington state where I live.

He's doing awesome work - and that's in a place where light-frame construction is not as common as it is in the United States and Canada.

The Small House Catalog has sold plans in Russia but Andrey's is the first full housebuilding project to be brought to our attention so a generous thank you to him for taking time to send photos. I'm confident more will follow, so check back again soon!

In the meantime, enjoy the most recent photos (some just came in today) and please give our friends working hard this summer a shout of encouragement from wherever you are in the world!

Necessity...the Mother of Invention

Zoning laws and building codes can be problematic at times but they can also encourage creative efforts to solve the problems they create. Right now I'm starting the initial design work for an upcoming house I'm going to build on a little 4,000 square foot lot. Here's my preliminary site plan:

My lot is located in Point Roberts, Washington near Vancouver, BC. and it was set aside in the original plat as a county road easement to connect two beach communities, South Beach and Crystal Water Beach. As it happens a road was never built and the potential roadway was finally recorded as a legal building lot. The lot is only 40' deep and 100' wide and because of the septic and road setbacks the building envelope is restrictive. 

Why Build on Such a Lot?

Before purchasing the lot from a friend - who did a good job preparing the site for construction by graded it, installing a new septic system, and even planting some kale - I really couldn't visualize anything. I wondered why i was drawn to the lot. I was even hoping my next project would be a long, narrow, single story, mid-century modern design from one of my many sketches! Nothing of the sort is possible on this lot; I'll be building up two floors. The reward will be a 180 degree kitchen & living room view of the Puget Sound to the south. I've also built in South Beach before and I consider the area my home. I feel fortunate and excited to be able to build here again, even more so since my wife and I plan to keep it!

What's next?

This is just the beginning. This week I'm submitting paperwork for a required Natural Resource Assessment, which will take 4-8 weeks to complete, and then I can submit a building plan for permitting and construction. I've got two months to design for this space. I want to break ground before the end of summer to set a foundation and start framing in spring 2018.

10 Rules for the Small House Builder

1. Small is subjective. Build what makes sense.

2. Be frugal. Being frugal means being modest not a cheapskate. Stay away from subpar materials. Be willing to pay for quality and save money by limiting your demands. 

3. Reuse the right stuff. Salvaged materials can be great or utter garbage. Reuse materials that will enjoy and deserve a useful, long life. Don't use stuff just because it's used or or cheap.

4. The construction industry has a terrible history of approving  and subsequently banning products later shown to be toxic and often banned. Most of these manufactured goods won't last as long as traditional materials (wood and stone, e.g.) and require intensive energy to manufacture and ship. Not all prefabricated products are equal. Investigate your inputs and know what you're putting into your house and your body.

5. When possible use local materials if they're of good quality.

6. When needed hire local contractors if they do good work.

7. Create beauty! Design is one of the most important factors when it comes to sustainability. People are more likely to care for and preserve a house built with care and attention to detail.

8. Build efficiently and build to perform efficiently. If possible, have your work tested to be sure you're achieving your goals. Verification, which tests actual performance, beats any certified checklist. In fact many certification programs, including LEED, don't even test performance and isn't worth the investment; rather, invest this money directly into your project.

9. Use the least toxic materials available. 

10. Reject much of what passes for quality construction and design.
